These Terms & Conditions help ensure a comfortable, enjoyable and worry-free stay for all our guests. By making a reservation, you agree to the terms below.
A reservation becomes confirmed once the required payment has been received.
The applicable payment schedule is shown during the booking process and in your booking confirmation.
All prices are quoted in Euros (€) and include applicable taxes unless stated otherwise.
The cancellation policy selected during the booking process applies to your reservation.
Please refer to your booking confirmation for the exact cancellation terms and refund conditions.
If a security deposit is required, this will be clearly stated during the booking process.
The deposit may be used to cover damage, excessive cleaning or other costs resulting from failure to comply with these Terms & Conditions.
Unless otherwise agreed:
• Check-in: from 16:00
• Check-out: before 10:00
Detailed check-in instructions will be sent before your arrival.
The villa accommodates a maximum of:
• 6 adults
• 1 infant (0–2 years)
A travel cot and high chair are available upon request.
Only registered guests may stay overnight at the property.
To ensure a pleasant stay for everyone, we kindly ask our guests to:
• Treat the villa and its contents with care.
• Respect the peaceful surroundings and neighbouring properties.
• Keep noise to a minimum, especially during the evening and night.
• No parties or events are permitted.
• Smoking is not allowed inside the villa.
• Pets are only permitted with prior written approval.
• Leave the villa in a reasonably tidy condition upon departure.

The private swimming pool is used entirely at the guests' own risk.
Children must always be supervised by a responsible adult.
The owners cannot accept liability for accidents resulting from unsafe or inappropriate use of the pool.
Guests are responsible for any damage caused during their stay beyond normal wear and tear.
If any damage occurs, please let us know as soon as possible so we can resolve it quickly.
While we make every effort to ensure a comfortable and safe stay, Vila na Colina cannot be held liable for:
• Loss or theft of personal belongings.
• Injuries resulting from misuse of the property or its facilities.
• Temporary interruptions to electricity, water, internet, swimming pool equipment or other services caused by circumstances beyond our reasonable control.
We cannot be held responsible for delays, cancellations or the inability to fulfil a reservation due to events beyond our reasonable control, including natural disasters, severe weather, government restrictions, power outages or other unforeseen circumstances.
Personal information is processed in accordance with our Privacy & Cookie Policy.
These Terms & Conditions are governed by Portuguese law.
Any disputes arising from your reservation or stay shall be subject to the jurisdiction of the competent courts in Portugal.
